For Your May Home Maintenance Checklist: Make Sure Your AC is Cool

Now that the days are warming up, it’s time to have your air conditioning system inspected so it will keep you cool through the hot months ahead.

First, the shortcuts.  Hook up a garden hose and spray the outside of the condenser to remove any dust that’s settled on the unit and connections. (Yes, dust can affect your AC’s effectiveness.) Don’t use a brush, and be careful if pressure washing—you could damage or bend the fins. Make sure to change the filter, too.

You can also do your own DIY inspection of your ductwork, paying close attention in attics areas where the ducts can get stepped on and bent. Seal ductwork and cracks using special metallic duct tape and cover with a layer of duct mastic.

However, you should really set up a visit with a licensed HVAC (Heating, Ventilation, and Air Conditioning) professional to inspect and service your air conditioning unit or swamp cooler. (Having a pro service your AC system usually costs around $100 to $250).

Professional AC servicing usually includes:

  • Changing the air filter.
  • Cleaning and inspecting the blower and motor.
  • Checking the coolant level.
  • Testing safety controls to help prevent fires.
  • Testing switches and thermostats.
  • Checking the unit and ductwork for leaks.

If your HVAC system doesn’t already have a programmable thermostat, take this opportunity to install one to save money on your cooling bills this summer. Programmable thermostats adjust your home’s temperature automatically when you’re away or sleeping, which can save a lot on cooling costs. Your HVAC professional can install one, or you can do it yourself.
